CAUTION- Walking from a wet carpet onto a hard surface can be very slippery! For safety, stay off of recently cleaned carpet for at least 4 hours or until completely dry. Most of the drying and fiber protection of the carpet takes place in the first 4 hrs.
To avoid stains or rust spots, please do not put any items such as lamps, tables, chairs, etc., back on the carpet until after 24 hours. Do not remove any pads or blocks our technicians may have placed under furniture until the carpet is completely dry – usually in 48 hours.
Rippling can occur under certain conditions even when carpet is properly installed. Adhesive that holds the backing together can absorb moisture and expand. In most cases, this rippling will disappear within 72 hours.
Some stains are difficult to treat and while every effort is made to treat all stains, we cannot guarantee complete elimination. Urine or other animal stains can remove the color from fibers and such stains cannot be removed.
PET OWNERS SHOULD KNOW THAT AN ODOR MAY SOMETIMES RESULT FROM A FUNGUS THAT IS RELEASED UPON WASHING AND IS USUALLY GONE WITHIN 48HRS.
TILE AND GROUT CLEANING
Not all tile and grout is properly installed. There is always the potential for loose grout and/or caulking to be dislodged due to improper installation. Also, there may be coating’s applied to the grout lines that can be discolored or removed during the cleaning process. A floor with excessive soil and grease buildup may not clean up well. Tile that is properly installed, has not been subject to harsh cleaners, has no foreign material, and the grout mortar is the proper depth will, in most cases, clean up nicely with no problems. We try to determine if the tile has been properly installed, however to be certain is impossible. THEREFORE, we are not responsible for any situations that may arise from the cleaning of tile and the grout lines. Our products and procedures are approved by the IICRC. Cleaning showers and bath areas are extremely difficult due to mold, soap scum build up and several types of shampoo deposits. We will do the best job we can, however there are no guarantees.
Unfortunately, most manufacturers of upholstered furniture give little consideration to the fact the fabric will ever be cleaned. Because of this, we cannot guarantee the results. There can be no guarantee regarding shrinkage, fugitive colors, fabric separation, change in texture, or any resulting unforeseen problems occurring from soil resistant treatments and conditions which cannot be anticipated as well as any problems that may arise from previous cleanings over which we had no control.
All returned checks are a minimum $50 charge in addition to the amount written.
Client must make provisions for & assumes the cost of damages resulting from failure to move heavy furniture & appliances such as beds, pianos, pool tables, refrigerators, safes, etc. Client must remove breakables & personal items of irreplaceable or high value from service area and, for safety, client agrees to notify The Steam Team llc and its representatives of any special moving instructions for all items on premises such as broken or unstable furniture, etc.
If client or authorized agent is not present during cleaning, The Steam Team llc will provide the basic deep clean service and will provide no stain removal or additional services unless expressly discussed with the office prior to the appointment. Specific details must be included in the work order and approved by the customer ahead of time.
Customer must report any reappearance of spots, moisture problems, odors or other cleaning related issues within 5 days of service.

Notice, Disclaimer and Waiver.
Whether or not you experience mold growth depends largely on how you manage and maintain your property. Our responsibility as a Water restoration drying contractor must be limited to things that we can control. Flood masters LLC, will not be responsible for any damages caused by mold, or by some other agent, that may be associated with defects in our work, to include but not be limited to property damage, personal injury, loss of income, emotional distress, death, loss of use, loss of value, and adverse health effects, or any other effects.
As a water loss restoration contractor our main concern is drying the structure as fast as possible to eliminate the risk of mold. Any mold discovered and removed by Flood masters LLC will be treated and disposed of in accordance with state law.
Flood masters LLC shall not be held responsible for reoccurring mold issues due to wet or damp conditions in any or all of the structure. We will remove clean and treat the affected area agreed upon to the best of our ability.
It is the home owners responsibility to repair and maintain the cause of the water intrusion.
ANY IMPLIED WARRANTIES, INCLUDING AN IMPLIED WARRANTY OF WORKMANLIKE CONSTRUCTION, AN IMPLIED WARRANTY OF HABITABILITY, OR AN IMPLIED WARRANTY OF FITNESS FOR A PARTICULAR USE, ARE HEREBY WAIVED AND DISCLAIMED.
There are no warranties which extend beyond the description on the face hereof.
This Notice, Disclosure, Disclaimer and Waiver agreement is hereby appended to and made a part of the contract. The consideration for this agreement shall be the same consideration as stated in the contract. Should any term or provision of this agreement be ruled invalid or unenforceable by a court of competent jurisdiction, the remainder of this agreement shall nonetheless stand in full force and effect.
